If you’re like most people, the decision to buy a home involves a number of stresses and strains.  For about 80% of buyers, it’s the single largest financial transaction of their lives.  Mistakes in any part of the buying process can cost you thousands.

That’s why we wrote this special report…to give you a number of helpful, straightforward tips for finding a home that meets your needs, AND becomes a wise financial investment for you.

Here are eight strategies (We call them “secrets” because so many home buyers disregard them when buying) you should consider when buying your next home…

Secret #1:  Understand What You NEED In Your Next Home.

Two things you need to consider here:  Your NEEDS…and your WANTS.  They’re two very different things.

You may need four bedrooms because of your children, or need a 3-car garage because of your three cars.

What you’ll find is your needs are fairly basic.  It’s the “wants” that take a little more time to clarify.  Here is a list of needs you should consider before looking for your home:

1. General price range of home.  We’ll cover this ahead when discussing financing options and the amount of home you can afford.

2. Approximate size of home (in sq. footage).  Make it a reasonable range.

3. General location, area, or subdivision.

4. Number of bedrooms required. Don’t forget to include any home offices or guest rooms.

5. Number of bathrooms you need.  Frequently determined by the number of children you have.

6. Style and layout of home.  Do you want a more formal plan, or a contemporary plan with great room designs, etc.

7. School requirements or districts.

Where I’m Sending My Kids for School!

My wife, Carrie, and I recently sat observing the inner-workings of a local classroom as we contemplate where we are sending our kids for school next year.  As we sat and watched I was truly impressed!  It wasn’t the room itself that impressed me, because as we all know, you can have the finest facilities and still not have very much to offer!  No, it wasn’t the gym (there wasn’t actually any gym at this particular school), and it wasn’t the sports program (none of that either), it as the care and attention that the teacher was giving to her students that most impressed us!  In fact, there were three full-time teachers in this one school room of about 25 children, and they all were VERY good at what they did!  I then and there decided that wherever we send our kids, that the care and attention they receive was the most important thing to me in choosing a school!  See, when it comes down to it, you can have a lot of “features” on your list of facilities and services, but if the care and attention is lacking, the “features” mean absolutely nothing!

My dad, Lari, and I look at our real estate business in the same way…… we focus first on the quality of service we provide, and secondly on the list of “features” we offer.  We have found that this is completely opposite of what most real estate teams and brokerages do.  In addition to our extreme attention to service, we offer the unique advantage of having two full-time professionals taking care of all of our clients, and on top of that are supported by a team of professionals to assist us.  I look at this much the same was as the classroom of 25 kids with 3 full-time teachers……. did they really “need” 3 full-time teachers?  Probably not.  Did having 3 full-time teachers present to care for the children make all the difference in the world?  Absolutely!  See, it’s not a matter of “need”, it’s a matter of preference….. and we prefer to offer service that is truly remarkable!

The Real Estate Burger

For those of you who enjoy a good burger, this is a must share……   So I sat at In N’ Out Burger the other day (if you’ve never been there, put it on the short list of things to do) trying to figure out just exactly why I can’t get enough of their burgers!  It’s not the ketchup (same as anywhere else), it’s not the potatoes they make their fries with (although their fries are really good), it’s not their extensive list of items to choose from (they pretty much only do burgers and the fixins), it was simply the burger itself!  Then I thought, “how come they do it so much better than anyone else?”.  McDonalds makes burgers along with a host of other VERY popular burger joints, but no one fast food burger restaurant even compares to In N’ Out Burger!  And as I stared at the menu searching for answers, it hit me!  They only do burgers!  While most fastfood burger joints try to have a lot of options, and are always offering a “limited time” special item, or continually revamping the menu, In N’ Out keeps it simple, and just focus on making the best The Ultimate Real Estate Burger, Prescott, AZburger every time!  And they do just that!

See, we buy into this theory as it applies to our real estate team…… instead of offering to do everything (specialize in gas stations, mountain property, etc.), we choose to put all of our efforts into creating the best experience possible, and servicing our clients beyond their highest expectations.  Our goal is to leave such a lasting impression on our clients about what incredible service they received, that although they can’t quite put their finger on it, they are happy to tell their friends and family about the “must have” experience, just like I tell everyone about In N’ Out Burger!
